Liquid rubber roofing can be sprayed, brushed and rolled on with consistency forming a water tight, rubberized seal while it flows into the cracks, crevices of the surface it is being applied to; additionally adding bonding strength to joining and or overlapping surfaces.

Butyl Coating; Known as Butyl Rubber Roofing is an Elastomeric Liquid Sealant.

Derived From Isobutylene, Butyl Coating 310 Can Protect Roofs and Surfaces Against Leaks and Damages Caused by the Elements

Butyl 310 provides excellent UV protection and superb resistance to moisture penetration. Once this stuff cures, this applied polymer provides durable seamless, flexible, waterproof membrane that resists cracking and allows for normal expansion and and contraction of structures like roofs. Butyl 310 Also works as a vapor-retardant coating; ideal for use over sprayed polyurethane (spray-foam) especially when used in cold storage and freezer applications, or over a spray foamed roof.

Can Butyl Coating 310 Be Used On Surfaces Other than Roofs?

In-short - Yes! Butyl coating can bond to most surfaces types as a protective vapor barrier coating as well as roofs; including other applications as polyurethane foam, seams, fasteners, gutters, vent pipe flashings, air conditioner units and expansion joints. Even metal building with rust and concrete structures.

There are a lot of advantages to having coating and sealing done with Butyl coating.

  • Elongation and Tensile Strength:
    Probably the most significant feature of butyl elastomeric coating is its elongation and tensile strength being made of rubber. Elongation determines how much a membrane can stretch, while tensile strength determines its impact and shock absorption. Once cured, this solvent-based, polymer coating forms a flexible, durable and seamless membrane that can withstand daily expansion and contraction caused by natural occurring thermal cycling.
  • Ponding Water Resistant:
    The rubber membrane's durability also helps it withstand ponding and pooling water. When precipitation and moisture can form standing puddles on flat surfaces, a strong membrane holds the moisture and prevents any leaks from occurring.


  • Vapor-Retardant Barrier:
    Butyl coatings are low in permeability (the state of a membrane which allows liquids or gases to pass through) which gives them a vapor-retardant barrier. The vapor barrier makes butyl coating ideal for use over sprayed polyurethane foam (aka: Spray Foam) applications wherever they are used in addition to many other surface types.
  • Ultraviolet Light and Heat Protection:
    Butyl Coating 310 is excellent reflective material once bonded to a surface and can effectively reflect 80-90% of the sun's UV rays, especially if the coating is white in color. Home and building owners can save hundreds to thousands of dollars by drastically reducing energy costs. Minimizing the sun's impact on roofs and walls not only helps to sustain lower energy costs, but also improves internal temperature fluctuations helping to extend the life of the roof and or structure.

New Look's Renovations Uses and Recommends Butyl Coating 310

As one of the most versatile polyurethane coating membrane sealers available, it can be used affectively for all types of application use cases both indoor and out. Butyl coating can be used to seal just about anything and works wonders to restore old or leaking roofs to peak performance stopping leaks and preventing new ones from forming.

We have found Butyl coating can be successfully used to restore and extend the life of residential, industrial and agricultural buildings and roofs; in many cases as a substitute for complete or partial roof replacements when done properly. This stuff can even be used on wood deck and fencing to water seal or to restore and vapor seal metal rusted sheds and pole barns.

New Look's would not recommend this as a Do-It-Yourself type of project. We have trained professionals with the knowledge and equipment to apply Butyl coating safely and effectively. Trained professionals should always handle large chemical based applications of any type, not just when applying Butyl Coating 310.

The Only Real Drawback to Butyl Coating 310 is The Lack of Available Colors

Butyl Coating's primary function is to seal and the chemical composition doesn't allow it to mixed with tints or colors which "if tried" would break down the bonding properties of it's sealing components defeating the purpose of its use.

Butyl Coating 310 Comes in "Standard" Colors Only; White, Light Gray, Medium Gray and Tan.

Even though the base color selection of the this coating material is limited, Butyl coating can be painted with an acrylic coating after it's application when curing has occurred. In general it is recommended to coat roofs that have had Butyl coating applied with a white acrylic roof coating to maintain a bright reflective surface as the natural color in Butyl coating tends to fade quicker; this doesn't effect the coating and properties of the Butyl Coating negatively in any way, it just appears faded. Depending on where Butyl Coating has been applied and how visible it will be in contrast to other structures or colored elements on the property you may want to consider having the surface painted over with an additional acrylic based coating in the color of your choice. Non-Acrylic based paints and coatings will not last on a Butyl coated surface, it would start to chip and fall off as the rubberized membrane expands and contracts with the surface it has sealed. Not only would that look bad, it makes a horrible mess; strips and chunks of paint washing across other surfaces getting stuck to areas in globs and/or running into the gutter system causing clogs and potentially more problems.
